5 Steps to Choosing the right Offer on your Home

You and your Realtor have worked hard to sell your home, now you have more than one offer - how do you determine which one is the best one?   Sometimes it is very easy to determine, but sometimes there will be advantages and disadvantages for each.  

 Here is a plan for evaluating the offers and determining the best offer when selling your Lake of the Ozarks Home

  1. All offers are negotiable, therefore, you have the option to accept it, reject it or respond with a counteroffer.
  2. Determine which terms are the most important to you.  Many times price is the most important.  Some will say that the closing date is the most important.  Another consideration is accepting the offer from a pre-qualified buyer so that you have security in knowing the transaction will not fall thru.
  3. Don't be offended by offers.   Selling your home is a business transaction not an emotional relationship.  Do not be offended by a "lowball" offer because the buyer felt your home was outdated. Simply consider the offer a an indication that the buyer is interested and realize the buyer is using negotiating tools to get what HE wants.  Negotiate in return. 
  4. Evaluate all the terms of each offer, not just the price.  Is the buyer asking for property and fixtures such as appliances, furniture or window treatments??  Is the buyer asking you to make concessions, like covering closing costs?  
  5. Ask questions to determine what is most important to the buyer.   You may find out that the buyer needs to move quickly which would allow you to be firm in your price but offer to close quickly.

Big things are happening at the Lake of the Ozarks! This Thursday, June 18th at 7:00 PM marks the grand opening for one of the Lake Area's hottest new attractions: the Ozarks Amphitheater !
