Tips to Help You Sell Your Home this Winter

Many people are under the impression that selling your Lake of the Ozarks Home during the winter is a bad idea and make the mistake of taking it off the market until the Spring.   Although the market definitely changes during the winter months, it is STILL a great time to sell your home!!   Typically, during the winter months there are fewer homes on the market (less competition) and MORE Serious buyers (kicking tires isn't fun in the cold).

Keep you home listed and follow these few tips that will help you Sell Your Lake of the Ozarks Home this winter!
  1. Show off your home with Spring or Summer photos.  Landscaping typically doesn’t look its best during the winter months. Lawns are brown, trees are bare, and shrubs are shriveled. Help potential buyers visualize the beauty of your home by displaying spring, summer and fall photos of your home along with your open house marketing materials.
  2. Turn up the Heat!  Make sure your thermostat is set to a comfortable temperature.   Potential buyers will appreciate the feeling of stepping into a warm and cozy home.  A chilly home could give the potential buyers the cold shoulder and cause you to lose the opportunity for an offer!
  3. Create a Cozy Atmosphere.  Make sure you home "feels" warm and cozy with some simple touches - light the fireplace, turn on all the lights, add some colorful blankets to a basket or add a wreath to your front door.  You can even go a step further by baking a pie or cookies for an inviting scent.
  4. Set a Reasonable Asking Price - Winter months are not the time to be greedy or try your luck.  If you are a serious seller, there are serious buyers that are willing to consider your home - but you have to get them IN the door first.   If you start with an inflated asking price, buyers may choose to mark you off their list of potential properties without even looking at your home.

Big things are happening at the Lake of the Ozarks! This Thursday, June 18th at 7:00 PM marks the grand opening for one of the Lake Area's hottest new attractions: the Ozarks Amphitheater !
