People buy homes, not houses, and when you set up your living room into a space where they can easily imagine themselves living in it, that can make your job as a seller much easier.

One of the greatest ways you can improve the look of your home is by strategically staging your home to shed the best light on your space. Today we're going to talk about ways you can stage your living room and create a space that people can actually imagine themselves living in.

Identify the Focal Point

Every room has a focal point, and when you are staging, it's important to find it and focus on it. While for many homes the television is the focal point, and in this day and age, many people will want the television to be the focal point. Find a way to adjust the room around a television, but we would also like to challenge you to draw attention to something else. Here are a list of features in your room that could be considered focal points:

  • Vaulted or Interesting Ceilings
  • Angled Walls, Ceilings, Beams, or Arches
  • Fireplaces
  • Large Window with a Great View
  • Unique Doors
  • Built-In Bookcases
  • Feature Walls (brick, lumber, etc)

When you find the focal point, do something to draw attention to it. If it's a fireplace, find a way to arrange the furniture in such a way where people will want to gather around it and talk. If the focal point is the built-in bookshelves, you can draw attention to them with the right accessories on the shelves.


Pick the Right Paint Colors

Neutral is key when choosing a color for the living room. Even if your personal tastes include bright neon colors, nothing can turn a buyer off faster than a very personal color choice. Many shades of tan, beige, gray, light blues & greens and pale yellows are ideal for your living space. Utilize Natural Lighting

Natural light is a wonderful way to invite warmth and sunshine into your home. Do you have great windows or a great view? Show it off by pulling back the curtains and raising the blinds! It's also important to have the correct window treatments on your windows. If you have a window that faces a busy street, it's important to show that you can protect privacy with blinds or curtains while still letting light in. If you have window treatments that are not the right pieces for your windows, it won't showcase your home as well. 

Define the Zone

Do you have a large open space in your living room and kitchen? That's a wonderful selling point and one that many home buyers are looking for. Of course, with any open layout, it's important to define the zone, otherwise, you could end up with a breakfast nook, dining room, kitchen, and living room puddle. Arrange your furniture strategically to define a space. You can also use area rugs to define the space by placing a rug under the dining room table, and a rug in the living room to define the separate areas. This will help your potential buyers to see exactly what part of the room is which, and not leave them confused and wondering where they're supposed to eat dinner.

Strategic Accessories

As with any staging endeavor, you want to make sure and use accessories strategically. It's important to have a carefully placed vase and knick-knack on your coffee table. You don't, however, want your built-in bookcases to be cluttered with every book you've ever owned, and the sentimental tea set, book ends and vacation photos. Just like with an outfit, where you take off one accessory before you walk out the door, before you show your home, and after you've staged it, take one more thing off the shelves. Less is more when it comes to staging.
