Choose the Best Location

If you're between two homes in different towns, decide between the two by thinking of the locations. If one is closer to work, but the other is closer to where your kids will go to school, and after school activities, you may want the place closer to school. Alternatively, if you think you'll be selling the home again in the future, you may want to choose the home that is located in an easier place to sell. It can be challenging to narrow down between homes, especially when they all offer benefits that you love, but many things in a home can be updated, the location cannot.

List the Positives and Negatives


List the positives and the negatives of each home, and let you see what you like and don't like. If you prefer the kitchen, master bathroom, and hardwood floors in home "A", but the backyard, neighborhood and two car garage in home "B," remember that you can update the kitchen and flooring of a home, but the permanent things like neighborhood and backyard are not so easy to change. These positives and negatives will vary for every single person, so take some time to sit down and really analyze the homes that you are stuck between.

Think of Your Budget

If all else fails, rely on your budget to guide you. Before you started looking for homes, get pre approved for a loan so you know what your top dollar is. Then make a list of all of your monthly/annual expenses that you'll need to factor in to make sure you're not going above your budget. If your home total was $250,000, and home "A" costs $220,000 and home "B" costs your limit of $250,000, you may want to go with the home that is lower on the spectrum. This will give you some more room in your monthly budget to cover those monthly expenses without stretching your dollar. This will also allow you to save for updates and improvements to your new home. Of course, if both homes are the same price, you may just have to toss a coin!
