Staging Your Kitchen to Sell!

With up to three meals a day, multiple snacks, and catching up after your kids are back from school, the kitchen in your home is always hopping. Since your kitchen is typically the hub spot for family gatherings, you want to make sure that this room shines above all of the others. Remodeling your kitchen can be one of the most effective ways to improve your home's value, so here are a few things to keep in mind as you make changes.

Start with a Facelift
Sometimes the only thing your kitchen really needs is a bright coat of color to make it look new. You can repaint the walls, and/or cabinets to keep things fresh. If you'll be repainting, just remember to stick with satin and shiny paints so that splatters can be easily wiped up. If you'll be selling your home in the near future, try to stick with colors that are timeless and neutral. Greys, beiges, light browns and greens are always a great option when you are selling your home. Potential buyers can imagine themselves in the space when the colors are neutral.

Upgrade the Appliances
If your appliances need a little facelift, now is the time to get that taken care of. While you don't have to have new appliances in a kitchen, new shiny ones can make a huge impact in the selling of your home. Stainless steel appliances tend to catch the eye of a buyer, which can make a great impression.

Create an Open Space
If your kitchen has an odd shape, or counters that inhibit the flow of the kitchen, you may want to rearrange this when you remodel. While you don't want to completely overhaul the kitchen, and rearrange the plumbing and electrical outlets, you can change up the placements of cabinets and make the flow more natural. They say, a good rule of thumb is that your kitchen flow should be in the shape of a triangle.

Don't Ignore the Details
One of the simplest ways to upgrade your kitchen without a lot of expense or time is to upgrade the fixtures. You can add new drawer pulls and cabinet knobs, especially if yours have been there for a long time. A new faucet can work wonders on the kitchen as well. While these may seem like small details, they can make a big difference in the appearance of your kitchen.

Avoid Maintenance Nightmares
When you are remodeling your kitchen, remember your cleaning routines, and make sure that you don't choose a fixture or material that will inhibit that routine. When adding new countertops, the natural stone with grooves and bumps may be beautiful, but how much time will you be spending getting the dirt out of the cracks with a toothbrush? What about your flooring? Does it hold up well to the busy traffic of your two dogs, husband and star soccer player and his cleats? If you have a lot of traffic coming through your kitchen on a daily basis, you'll want a flooring that is scratch and stain resistant, as well as easy to maintain, and possibly waterproof. While a hardwood floor may look beautiful in your kitchen, you may want to consider tile, or maybe even a luxury vinyl that is easy to replace when something damages them.
