Improving YOUR Home's Value One Room at a Time: The Bathroom

An updated bathroom can be a great way to improve the bottom line on your home! Whether you're moving in the near future, or want to take care of important updates now instead of later, the bathroom is a wonderful place to start. When a buyer looks at a home, there are two areas that they will inspect first, the bathroom and the kitchen. Both of these rooms are high traffic areas that have more appliances and fixtures than other areas in your home.

Make an impressive mark on your buyers and provide a bathroom that is gleaming with newness. Here are a few things that you can update in your bathroom to make a big impact. Even if you only choose one or two from the list, you'll be surprised at what a difference it can make!

Add a Splash of Color

A new paint job can go a long way in improving your home. If you have a small space, opt for light colors. Make this room feel like a spa by choosing blues, greens, tans or even light pastels. Be sure to remember when choosing your paint that you select a semi-gloss or gloss texture. Bathrooms have a lot of moisture and condensation, and it gathers on your walls. Matte paint tends to get "drip stains", and won't look good in the long run.

Update the Vanity

You don't have to make big changes to create a dramatic result. If this is a half bathroom or secondary bathroom, a pedestal sink will add a touch of elegance. If this will be a major bathroom, like a master or guest, opt for a cabinet with counter space. Granite or stone are wonderful ways to improve the look of your space and incorporate a luxurious feel. If you currently have a wood cabinet, you can update it will a new paint job, or even strip it down and stain it depending on the look you are going for.

Out with the Old in with the New

An updated tub or shower can go a long way in improving this highly used room in your home. If you have an old shower unit that you can see the wear and tear on, it may be time to upgrade to something  more modern. A metal tub with a porcelain coating is a beautiful option and can stand up to wear and tear. You can also tile the walls if you're looking for a fantastic finishing touch.

Find the Right Flooring

Flooring can be a huge selling point in a home, especially in the bathroom. If you currently have vinyl or even worse, carpet, it's time to update the floors. Tile is an excellent choice because it's waterproof and beautiful. It can be a pricier option, but well worth the investment. You can put hardwood floors in a bathroom, but because of the high amounts of moisture, it may not be the best choice. If you're looking for a more cost-effective option, there are many luxurious vinyl options that are waterproof, and also have the beauty of tile or wood. If you really want to make waves, add some heating coils under the floor, and watch potential buyers light up when they find out!

Strive for Spotless

A bathroom may be one of the most noticed rooms of the home, and it can also be the most criticized. Don't settle for or try to sell a grimy bathroom. You want this room to glisten and shine, with the appearance of being very pristine. If your toilet dated and stained, it may be time to update it. A dirty toilet is the first thing to make a person cringe, so if you can only choose a few things to renovate in a bathroom, this needs to be at the top of your list. Same goes for your faucets, as well. If they are covered in lime, soak them in vinegar to remove the build up, and if they're old and grungy you can replace them at a very minimal cost.

Add Fun Features

Think of a few details that you would love to have in your bathroom. If you won't be selling immediately you can enjoy them while you're there! A towel warmer would be a wonderful accent that could gather some "oohs & ahhs" from potential buyers. It doesn't need to be expensive or trendy, but could definitely be a bonus to several buyers. Don't forget to update the other features in your bathroom. New fixtures such as a new faucet, towel rods and rings, bathrobe hangers, can all be minor selling points that make this room more useable.
