Home Maintenance Tasks You May Not Have Considered - Part 1

As a homeowner, there can be several chores required that you knew about like cleaning the gutters and mowing the lawn. There are a few chores, though, that didn't come in your "Homeowners Handbook," and if not accomplished could lead to problems down the road. At Gattermeir Davidson, we understand that you can't possibly know everything, especially when jumping in and buying your first home at the Lake of the Ozarks. That's why we've compiled a list of these obscure maintenance tasks you may never have considered!

Test the Sump Pump

Your sump pump is the piece of equipment that stands between you and a flooded basement - which obviously proves how invaluable it is. It's important to check your sump pump not just before you leave for a vacation, but also other times of the year as well. Some malfunctions could be as easy as a tangled hose - but cause detrimental results.

Check Garage Door Balance

When your garage door isn't properly balanced, it increases the chances of it hurting someone, or making your opener work too hard, thus shortening its lifespan. You can easily check the balance by closing the door, and then pull the handle on the motor to disengage it. Now you can pull the door up halfway. If it stays in the same place, it's balanced, but if it raises or lowers, you should call a professional to rebalance it.

Clean Dryer Vents

Did you know that dryers are a strong cause of house fires? In many cases, it's because the dryer hasn't been cleaned properly and lint becomes a fire hazard. Of course, lint isn't the only culperate. Sometimes vermin make their nests in a dryer vent (it is a warm place to live!), or even stuck exhaust hood flappers. There can be many reasons, but longer drying times and strong odors can be a clue that you need to clean your dryer vent.

Drain Sediment From Your Water Heater

A yearly check that you should perform is to drain your water heater - especially if it isn't heating properly. Sediment can build up over time in the bottom of your water heater and this can create hot spots and lower heating element failure, eventually draining the life of your water heater.

Clean Window Weep Holes

Many sliding and vinyl windows have weep holes at the bottom of the track to help ensure that if any water gets in the frame it can get back out. Unfortunately, these holes can get clogged up with dirt and debris and then the water that is supposed to drain out backs up into your home. You can check the weep holes by spraying the window down with a garden hose and if nothing comes out of the holes, spray canned air into the hole to clean it.
